EAST MIDLANDS COVERAGE
Water damage drying across the East Midlands
My HomeDry operates from Sutton Coldfield and considers residential, commercial, managed-property and insurance-related water-damage enquiries throughout the East Midlands.
Attendance depends on the property location, the nature of the incident, access requirements and current operational capacity. Call with the property postcode and a clear description of what has happened so the appropriate next step can be discussed.
Submitting an enquiry does not confirm attendance. The incident details and property location must first be reviewed by My HomeDry.
East Midlands areas considered
The East Midlands coverage area includes enquiries from Derbyshire, Nottinghamshire, Leicestershire, Rutland, Northamptonshire and Lincolnshire.
The practical response to an incident depends on more than county boundaries. The property postcode, scale of water migration, access arrangements, occupancy, affected materials and required drying approach all influence whether attendance is practical and how the work can be scheduled.
My HomeDry does not operate from separate offices in these counties. Work is coordinated from the Sutton Coldfield operating base.

View Lincolnshire coverageWater-damage services available for discussion
The appropriate service depends on what has happened, whether the source of water has been stopped, the materials affected and the extent of water migration.
Water-damage assessment
Assessment of visible damage, affected areas, relevant building materials and possible moisture migration.
Moisture surveys and mapping
Contact readings, suitable comparative areas, visual inspection and thermal information may be used together to understand the affected area.
Structural drying
Controlled dehumidification and air movement may be considered according to the property construction, affected materials and recorded site conditions.
Residential water damage
Support for homeowners, landlords, letting agents and occupants dealing with escape-of-water incidents and affected building materials.
Commercial and managed properties
Water-damage support for offices, retail premises, managed residential buildings, warehouses and other commercial environments.
Reinstatement support
Once the drying stage has been reviewed, agreed plastering, carpentry, flooring and decoration may form part of the reinstatement process.
Property types considered
- Houses and flats
- Rental and HMO properties
- Managed residential buildings
- Offices and business premises
- Retail and hospitality properties
- Schools and education settings
- Warehouses and industrial premises
- Insurance-related residential and commercial incidents
Each property presents different access, occupancy, safety and construction considerations. The scope must be agreed according to the individual property and incident rather than assumed from the property type alone.
How an East Midlands enquiry is reviewed
Step 1 — Call with the incident details
Provide the property postcode, explain what has happened and confirm whether the source of water has been stopped.
Step 2 — Initial review
My HomeDry reviews the location, type of property, affected areas, access requirements and urgency of the situation.
Step 3 — Attendance and scope confirmed
Where attendance is practical, the next step, likely assessment requirements and any available information needed beforehand are discussed.
Step 4 — Assessment and agreed work
Any assessment, monitoring, drying or reinstatement work proceeds according to the agreed scope and recorded site conditions.
Commercial, managed-property and insurance-related enquiries
Property managers, facilities teams, landlords, policyholders, claims handlers and loss adjusters may submit East Midlands incidents for review.
With the customer’s authority, My HomeDry can communicate with authorised professional contacts and provide relevant scopes, readings, progress information and completion information where these form part of the agreed instruction.
Submitting an enquiry or referral does not guarantee attendance, acceptance of a particular scope or approval of costs by an insurer.
Insurance coverage, claim approval and payment are determined by the insurer under the terms of the individual policy. My HomeDry cannot guarantee that any work or cost will be covered.
Assessment before assumptions
The visible area of damage does not always show the full extent of water migration. Moisture may move into adjoining finishes, voids, insulation, floors and wall materials.
The assessment approach depends on the property construction and affected materials. Thermal imaging may help identify areas requiring closer assessment, but it displays temperature differences and does not prove moisture on its own.
Moisture readings must be interpreted according to the material, instrument mode, suitable comparative areas and the conditions recorded during the inspection.
WME means wood moisture equivalent. On non-wood building materials it is used as a comparative reference reading and is not the actual percentage of water contained within the material.
