Water may affect ceilings, units, flooring, wall junctions and adjoining rooms following an escape of water from above.

Homeowners
This is the starting point for households and rental properties across the West Midlands after a burst pipe, leak, appliance failure or escape of water. It explains what happens first, what to expect room by room and which page covers the technical drying work in detail.
We assess the affected areas and materials, run a monitored drying programme and provide the documentation typically requested by insurers. Use the links below to jump to the technical service page most relevant to your situation.
Insurance coverage, claim approval and payment are determined by the insurer under the terms of the individual policy. My HomeDry cannot guarantee that any work or cost will be covered.
This hub covers what to do and what to expect. The service page below covers the drying method itself — affected materials, equipment selection, monitoring and how the programme is closed.
Room by room
An escape of water often affects more than one room. The examples below reflect the type of damage My HomeDry regularly attends.

Water may affect ceilings, units, flooring, wall junctions and adjoining rooms following an escape of water from above.

Water can affect ceilings, timber floors, carpets, plaster and electrical fittings — controlled removal is often required before drying can begin.

Insulation, plasterboard, carpets, fitted wardrobes and rooms below or above may all be affected by an escape of water into a bedroom.

Water may travel through tiled areas, floor structures, ceilings and neighbouring rooms, particularly following shower, bath or toilet leaks.

Water can spread between several rooms and through shared floor and ceiling voids, exposing joists and requiring wider assessment.

Proof of work
Homes we have dried and reinstated after an escape of water.

Escape of Water (EOW)
A concealed escape of water above a first-floor bedroom ceiling. Structural drying and full reinstatement returned the room to its pre-loss condition with no visible evidence of the loss.

Escape of Water (EOW)
A concealed leak beneath a first-floor bath collapsed sections of the kitchen ceiling below. My HomeDry stabilised the property, dried the affected structure and fully reinstated the kitchen.

Escape of Water
Homeowners returned to find their ground floor flooded after a washing machine inlet hose failed. Prompt emergency extraction and controlled drying restored both rooms to pre-loss condition.
