When a concealed escape of water affected this first-floor bedroom, the homeowner contacted My HomeDry to carry out a full inspection, structural drying programme and complete reinstatement of the affected area.
Although the leak had already been isolated prior to our attendance, significant moisture remained trapped within the ceiling construction and surrounding building materials. Left untreated, this hidden moisture could have resulted in ongoing deterioration, mould growth and further damage long after the visible leak had been repaired.
Our surveyors completed a detailed moisture assessment before designing a bespoke drying programme using professional restoration equipment. Over a series of monitoring visits, moisture levels reduced steadily until the property returned to a comparative dry benchmark used for that build-up. Once drying was complete, full reinstatement works were undertaken, restoring the bedroom to its original condition.

Widespread staining and hidden saturation
Our technician attended the property shortly after notification of the escape of water to complete a comprehensive visual inspection and moisture survey.
Immediately upon entering the room, widespread staining was evident across the ceiling, with moisture tracking extending beyond the apparent source of the leak. Brown discolouration, decorative staining and moisture migration indicated that water had travelled through the plasterboard ceiling before spreading laterally across surrounding finishes.
Whilst the visible damage alone was significant, experience shows that moisture often extends well beyond what can be seen by the naked eye. For this reason, every affected surface was carefully assessed to establish the true extent of saturation before any drying equipment was installed.
Although the leak itself had already been repaired, the building fabric remained heavily saturated. Moisture retained within plasterboard, timber and decorative finishes can remain trapped for many weeks if left untreated, often leading to mould growth, unpleasant odours and unnecessary replacement of otherwise salvageable materials.

During the initial inspection, a Protimeter Digital Mini moisture meter recorded severe saturation within the plasterboard construction. Repeat testing during scheduled monitoring visits demonstrated a consistent downward trend as moisture was extracted from the affected building materials.

A controlled programme designed around the room
Following completion of the initial survey, a controlled structural drying programme was designed specifically for the property. Rather than simply placing drying equipment into the room, each piece of equipment was positioned strategically to maximise airflow across the affected ceiling whilst simultaneously extracting moisture from the surrounding air.
Two professional DrizAir dehumidifiers were installed to continuously remove moisture from the environment. As moisture evaporated from the saturated building materials, the dehumidifiers captured and removed it, preventing it from simply redistributing elsewhere within the property.
Three high-performance air movers were then positioned to create consistent airflow across the affected surfaces. Increasing air velocity dramatically accelerates evaporation, allowing moisture trapped within plasterboard and decorative finishes to migrate safely into the surrounding air where it can be removed by the dehumidifiers.

Full reinstatement to pre-loss condition
Before any reinstatement work commenced, a final verification survey was undertaken across all previously affected areas. The highest moisture reading had reduced to the comparative dry benchmark used for that build-up, indicating that the ceiling and surrounding building materials had returned to an acceptable moisture content suitable for reinstatement.
With drying successfully completed, all equipment was removed from site and the reinstatement phase commenced. Damaged decorative finishes were carefully prepared before repairs were undertaken to the affected surfaces. Once all repairs had been completed, the ceiling and walls were professionally redecorated to restore the room to its pre-loss condition.
The completed result demonstrates not only the effectiveness of the structural drying programme but also the importance of ensuring that reinstatement is carried out only once acceptable moisture levels have been achieved.
